twelve offers one house

On August 12th, I closed one of the hardest “easy” deals I’ve ever worked on.

My clients needed to sell their current home, buy in a very specific area and make everything happen within a short window.

There weren’t many properties that fit—but we found one that did.

The complication? It was a foreclosure owned by a large organization with a very particular process.

Every time we submitted an offer, something small needed to be changed. A form. A signature. A deadline. Another detail that had to be corrected immediately.

We ultimately submitted 12 offers on the same property before the final one was accepted.

So, why did this deal work?

My clients were crystal clear about what mattered most to them. That clarity kept us focused—even when the process became frustrating.

My job was to stay diligent, ask the right questions and understand exactly what the seller required so we could keep moving forward.

My clients closed on a home that gives them what they wanted—and they’re confident they got a great deal.

P.S. Complicated doesn’t mean impossible. Sometimes it simply requires clarity, patience and someone willing to submit offer number 12.
